4-Point Inspections for Insurance Companies
Why do I need a Florida Four Point Inspection ?

Since Hurricane Andrew, Insurance Companies in Florida have been trying to
encourage home owners to make their homes safer and reduce insurance claims.

st insurance companies and the JUA (Joint Underwriting Association) now require a
Four Point Inspection
for residential properties 30 years old or more and will include:

What is generally included in a four point inspection report?
The insurance company is generally looking to see if your property has been updated
to current standards and is in good condition.

Are there special forms ?
Some insurance companies in Florida have forms that they require. We will provide
our own four point inspection forms that cover all four points of the  4-Point
Inspection, but will complete the necessary forms for you if necessary.

Who can perform this four point inspection ?
Can I Fill out the paper work myself?
The Florida Insurance Companies prefer to use General Contractors or qualified
inspectors to complete the four point inspection. A homeowner is not permitted to
submit a four point inspection.

What happens if I opt to not have a four point inspection?
We have heard reports of hardships maintaining coverage and or acquiring new
insurance in Florida due to the 4-point inspection. Some Insurance providers will not
cover you anymore without the four point inspection. But, you may be eligible for a
discount if you have one. On a positive note, you may also receive a sizable discount
if you have one.

I'm buying a home. Can I use a 4-point inspection as a purchase inspection?
Unfortunately, no. The 4-Point Inspection is not intended to a comprehensive
inspection. It is geared for insurance so the Four Point Inspection will not contain the
type of information you need to make an informed decision for purchase.

Does a 4-Point inspection guarantee my approval for insurance?
No, but it will help you obtain a discount if you currently have insurance.

MTC HOME INSPECTIONS is not employed by any Insurance company, and
thus cannot guarantee the four point inspection will result in insurability or
underwriting. Additional inspections or certifications subsequent to the initial
inspection may be needed. Professional repairs may also be required.
